Sun Lakes Country Club is located on Riggs Road close to I-10.  Phoenix Sky Harbor Airport is approximately 25-minutes away.Sun Lakes consists of several different country club communities.  Each country club has its own clubhouse, pools, restaurants, fitness center, tennis facilities, golf- course, library and much more. Sun Lakes is a 3,500-acre master-planned community for active adults, offering a small-town atmosphere with world-class resort amenities. Median resident age: 69.3 years. Established in 1972 by Edward J Robson of Robson Communities, Sun Lakes is home to more than 15,000 residents. The exceptional quality of life available at Sun Lakes has been recognized locally and nationally, considered by some to be one of the top 20 retirement communities in America.

Sun Lakes offers a broad range of community facilities including several clubhouses and recreation centers which feature swimming, tennis, arts and crafts, libraries, dining and five 18-hole golf courses.

For those looking for additional activities, Sun Lakes is central to many of Arizona’s scenic attractions. To the northeast lie the Superstition Mountains and the Tonto National Forest. Water sports are popular at the several huge man-make lakes within the forest. For history buffs, ruins of Indian civilizations are common in the area.

For sports, recreation and the arts, residents can take the short drive to Phoenix and enjoy the wide array of activities it has to offer. Sun Lakes # 1 Country Club is the original community of Sun Lakes which was first developed in the 1980s.  This area of Sun Lakes is very affordable with economically-priced homes providing exceptional value. 

 

Sun Lakes #1 is very popular with Snowbirds (our winter guests from colder climates!).  These homes also provide a great alternative from an annual winter rental.  Why rent when you can own your own home!  Prices for homes in Sun Lakes #1 start at approximately $100,000.

Sun Lakes Country Club (#1) is the original active adult community of the three Sun Lakes communities in the greater Phoenix area – "The Valley of the Sun". We are conveniently located only 22 miles south of Phoenix International Airport, near I-10, shopping, major league, college, and public sport facilities, and all the large-city amenities that Phoenix has to offer. 

Sun Lakes is an active adult community. Golf, tennis, swimming pools, social activities  and much more are all on the premises.

The weather is great, with high temperatures ranging from 60 to 75 degrees Fahrenheit during our comfortable winter season.

Sun Lakes #1 consists of 2139 properties. Our community is both clean and quiet and consists of standard housing and manufactured homes covering an area of 1 square mile. A small number of homes are regularly available for sale or seasonal rental. The annual Homeowner’s dues are only $736 for fiscal year 2007.

Sun Lakes Country Club #1 is the perfect place to relax or enjoy a very active adult life as there is no lack of things to do! At Sun Lakes you have:

The Sun Lakes Country Club golf course is a challenging yet fair 18 hole executive golf course. From the white tees the course is 3571-yard yards (there are 3 tee boxes to accommodate your playing level and choice) and includes 5 par 4 holes and 13 par 3 holes. Par for the course is 60 with a rating of 58.3 and slop of 96.

Cottonwood is the second subdivision in Sun Lakes to be developed.  This is a lush green area with five lakes joined together by great walking paths.  The homes in Cottonwood offer luxury without the expensive price-tag.  Prices for homes in Cottonwood begin at approximately $200,000 for homes and condos. This is another great option for owning that second home! Cottonwood Palo Verde at Sun Lakes, one of the most active adult communities in the Southwest. Palo Verde is located just across the Alma School Road from Cottonwood and is the first gated community that was developed in Sun Lakes.  There are a few common walking-path areas, but this area also has lots of lovely golf-course homes.  In addition, there is a fabulous area we refer to as "the finger lakes", homes situated around a connected series of lakes.  Home prices in Palo Verde begin at approximately $300,000.

 

At Cottonwood Palo Verde we are very proud of all of our amenities including our two beautiful golf courses. Cottonwood Golf Course is a par 72 championship course and Palo Verde a par 62 executive course.  Cottonwood Palo Verde has more amenities than any other adult community in the East Valley.  Seven tennis courts and a very well organized tennis club provide play opportunity for tennis players of all skill levels. Fully equipped men’s and women’s fitness centers are open 24 hours a day. There are three swimming pools plus a newly-built lap pool and also a children’s pool within our community.  Two racquetball courts are located at our Palo Verde Club House and our community’s park offers bocce ball courts, a nine-hole putting green, horseshoes, basketball hoop, a ramada and plenty of open space.  The planned recreational events plus the many activity rooms and the too-many-to-mention clubs and organizations that take place here make Cottonwood Palo Verde at Sun Lakes a wonderful place to live.  A fine dining restaurant, a Café that serves breakfast and lunch, banquet facilities and two very popular lounges with great entertainment and dancing round out the many advantages to living in Cottonwood Palo Verde at Sun Lakes.

 

Ironwood and Oakwood - known as IronOaks are the most recent developments in Sun Lakes and feature luxurious properties in two gated communities.  Although separate facilities, IronOaks is really combined as one.  Each with fabulous clubhouse facitilies and very modern recreational facilities the homes and surroundings speak for themselves.  You'll just love them on sight!  The golf courses are picturesque and there are also many lakefront homes to delight in.  Home prices in Iron Oaks begin surprisingly low in the upper $200,000s and range to the approximately mid-$700,000s.

Sun Lakes Overview

Sun Lakes is an age restricted (40 years and older during development phase & 55+ after development ends - approximately January 2008), premier active adult community conveniently located 22 miles south of Phoenix International Airport, near Interstate 10, regional shopping, major league, college, and public sport facilities, and all the large-city amenities that Phoenix has to offer. Sun Lakes is made up of 5 different Country Clubs or Phases totaling around 10,000 single family, patio and villa homes. They are (listed from oldest to newest): Sun Lakes # 1, Cottonwood , Palo Verde, Ironwood and Oakwood. 

Sun Lakes #1 was developed in the mid to late 70s and consists of 2139 properties. The community is both clean and quiet, and consists of standard housing and manufactured homes covering an area of 1 square mile. A small number of homes are regularly available for sale or seasonal rental. Homeowner's dues are only $680 for year 2006. Facilities include: a 24-hour security force, onsite fire district including EMTs and paramedics on staff, 3 swimming pools, 4 tennis courts (3 lighted), 18 hole executive golf course with Pro Shop and 19 hole lounge, 9-hole pitch and putt course, 8 shuffleboard courts, 2 horseshoe pits and 2 Jacuzzis. Housing prices currently range from $125,000 - $200,000.  

Cottonwood and Palo Verde were the 2nd and 3rd Sun Lakes developments created in the early and mid to late 80 and early 90s.

1) Cottonwood is not a gated community, but Palo Verde is.

2) Cottonwood has more extensive club facilities than does Palo Verde, but the homes in Palo Verde are larger, newer and more expensive.

3) Both communities have their own golf, tennis and swimming pool facilities, plus Palo Verde has racquetball courts and bocce ball.

4) Cottonwood and Palo Verde are both a part of Sun Lakes #2, so all facilities are fully shared. Homeowner fees are just over $1,000 per year in Cottonwood and approach $1,200 per year in Palo Verde to include private street maintenance and Security gate detail.

5) Home prices in Cottonwood are in the $200,000 range and Palo Verde ranges from the Mid-$200,000s to the mid-$400,000 for golf course locations.

Ironwood and Oakwood Country Clubs are the newest Sun Lakes communities. As a matter of fact, Oakwood has just sold out, but won't finish construction for another 2 years. Ironwood and Oakwood - both gated communities - are both a part of Sun Lakes #3 and therefore fully share each others facilities. Ironwood has 18 holes of golf with 2 lighted tennis courts and swimming pools distributed around the community. Oakwood has a larger country club with two restaurants, banquet hall, card rooms, 27 holes of golf, a beautiful softball field, 3 swimming pools, one spa, an arts and crafts building and 3 miles of walking paths. 14 lighted tennis courts and workout facilities are available in Oakwood through an additional club membership. Homeowner fees are $1,100 per year paid semi-annually. Homes are larger than the other communities with pricing ranging from the high $300,000 to up to $800,000.

Sun Lakes is bounded by Price Road to the West, Arizona Avenue (sort of) to the East, Chandler Heights (again - sort of) to the North and Hunt Highway to the South. Riggs Road runs through the center.
